About the Role
A private family is seeking an experienced Property Manager to oversee the operations, maintenance, and overall upkeep of their high-end waterfront estate in the Hamptons. This role involves managing multiple exterior buildings, a pool, tennis court, sports complex, cinema, garage, boats, and vehicles.
Serving as the primary liaison for maintenance, stormwater management, landscaping, vendors, and construction projects, the Property Manager will work closely with the House Manager to ensure efficient systems and identify areas for improvement.
This position requires strong communication, organization, and adaptability, as daily priorities shift frequently. Flexibility and availability for additional hours as needed are essential.
Responsibilities
- Oversee daily property operations, including seasonal upkeep, landscaping, and exterior maintenance.
- Manage the Building Management System (BMS), covering HVAC, lighting, power, fire, and security systems.
- Operate and maintain technical systems, including Smart TVs, AV, WiFi, cell repeaters, PA, and cinema equipment.
- Supervise security functions, including cameras, entry gates, fire watch, and security personnel.
- Maintain landscape elements such as helipad, irrigation, terraces, furniture, lighting, and fencing.
- Collaborate with the House Manager on inventory management and storage organization.
- Develop and implement seasonal maintenance schedules and oversee all property needs.
- Manage and coordinate vendors, contractors, and service providers, ensuring quality and timely execution.
- Perform hands-on repairs and handyman tasks, and operate machinery and vehicles.
- Anticipate property needs and ensure a seamless, high-level hospitality experience for principals and guests.
- Oversee budgeting, contractor negotiations, and construction projects.
- Maintain and update detailed Property Manuals for reference.
- Research and execute special projects as assigned.
- Run errands and occasionally drive principals as needed.
Requirements
- Proven experience managing luxury waterfront properties preferred.
- Excellent references and strong written/verbal communication skills.
- Highly organized, meticulous, and proactive with a keen eye for detail.
- Ability to anticipate issues and provide timely solutions.
- Strong technical knowledge of property systems and smart home technology.
- Adaptable, resourceful, and quick learner in a fast-paced environment.
- Willing to work long hours and overtime when required.
- Valid driver’s license required.
